No, we do not offer furnished apartments. However, you can always rent furniture from a local provider to furnish your apartment according to your preferences.

UG2: The classic contrast offers a sleek look with black appliances set against upgraded laminate countertops. Yes, we have two Blink charging stations located at the clubhouse. Simply download the Blink app to start charging your vehicle.
Yes, we have garages for rent located throughout the community, as well as small (5 x 5) and large (5 x 10) storage units.
Leasing
Applications can be approved within one day to several days, depending on how quickly we receive the responses from landlord and employment verifications. We strive to process applications as efficiently as possible by using AI software for ID and income verification.
Yes, you are required to purchase renter's insurance. Renter's insurance is important because it covers damages for claims brought against you for accidental bodily injury or property damage. It also provides replacement value coverage for your personal belongings in the event of fire, wind, lightning, water damage, or theft. We have a provider called Resident Shield that can offer you insurance, or you can use any third-party provider of your choice.
When you move in, you choose between two early termination options based on Florida Landlord-Tenant Law. Please reach out to the office to get more information on these options.
Electric service is provided by Lakeland Electric, and Internet/TV services are provided by Spectrum. To set them up, you can contact Lakeland Electric directly for your electricity needs and Spectrum for your Internet and TV services.
Your rent includes trash and routine pest control service. Water is a separate charge that is paid along with your rent. Electric, internet, and TV service are provided by the resident.
We are currently zoned for North Lakeland Elementary, Sleepy Hill Middle School, and Lake Gibson High School. Please note that school zones can change, so we recommend checking the online Polk County resources for the most up-to-date information.
We use Parcel Pending electronic lockers located in the clubhouse for efficient package delivery. Residents create an account with Parcel Pending, and packages are placed in the lockers by the delivery company (e.g., UPS, FedEx, Amazon). You will receive a notification when your package is ready for pickup, and you can collect it 24 hours a day.
We offer lease terms ranging from 12 to 15 months. If needed, we also provide leases from 7 to 11 months for an additional monthly fee.
Maintenance
Yes, we have a dedicated on-site maintenance team available to assist you with any issues that may arise. Additionally, we offer 24-hour emergency maintenance services for certain items to ensure that urgent problems are addressed promptly, providing you with peace of mind at all times.
The best way to place a maintenance request is through our online resident portal. This ensures that your request is promptly entered into our management system and attended to efficiently. You can also call the leasing office or drop by in person if you prefer. Our team is always here to help! In case of a maintenance emergency during the day, please call the office immediately. If the maintenance emergency is after office hours, please contact our 3rd party answering service at (863) 853-9900
A maintenance emergency includes situations such as fire, flood, electrical shortage, sewer backups, broken locks or windows, a clogged toilet in a one-bathroom apartment, a non-functioning refrigerator, an entry gate not working after hours, breezeway lights not on after hours, and air conditioner or heating failure when the temperature outside is over 80 degrees or below 60 degrees. These issues require immediate attention to ensure the safety and comfort of our residents.
You do not need to be present for a service technician to perform work in your apartment. However, please ensure that any pets are not left unattended during the service appointment. This helps ensure the safety of both your pets and our technicians.
If you find yourself locked out, our on-call staff can handle the situation. Please note that there will be a charge for this service. We strive to assist you as quickly as possible to ensure your safety and convenience.
